Mills and Petrie Building

Facility Assessment Study

Ashton, Illinois

Built in 1935, the Mills and Petrie Memorial Building houses a gymnasium, library and community center.  In 2007 Willett, Hofmann & Associates was hired to evaluate the facility for structural, architectural, electrical, plumbing, HVAC and other issues in order to provide data to help Building Trustees prioritize present needs and plan future building improvements.

WHA first met with the Library and Gymnasium Board to collect information and establish project goals.  WHA then performed site inspections with architects, structural engineers, mechanical engineers and electrical engineers to gather information and document and study existing conditions.

WHA created floor plans of the building’s current use, then designed alternative options for meeting the goals established by the Library and Gymnasium Board.  WHA met with the Board to review the findings and discuss the alternative options, then further fine-tuned those alternative options with additional input from the Board.

A final report was prepared with detailed findings on the building’s structural condition for each area of the building and roof.  The report also discussed the building’s use of space, accessibility and code compliance issues, electrical system, plumbing, HVAC, and fire protection.

A seven phase Long Range Plan was provided, using WHA’s professional recommendations for improvements based on observations and input from Building Trustees and users.  The report also provided a professional opinion of probable cost for each assessment item to aid the Trustees in their future budget and financial planning.

WHA was proud to be a part of this important first step to ensure that this historic building can continue to serve the community into the future.
