Edgar Oppenheimer, Owner Silver Springs Subdivision Dakota, Illinois
Willett, Hofmann & Associates, Inc., provided engineering and surveying services for a 16 lot rural residential subdivision in Dakota, Illinois to be built on vacant land along Illinois Route 75.
At the project’s beginning a preliminary investigation to establish horizontal and vertical control was conducted and topographical and boundary surveys were performed, resulting in a preliminary plat with each lot containing approximately two acres. A drainage investigation was conducted and a sixteen foot storm water detention area was defined. Easements for utilities were established and included in the preliminary plat.
Studies were conducted for site distance and grade for two subdivision entrances intersecting with Illinois Route 75, and a permit application was submitted with the Illinois Department of Transportation. The intersection site distances at access points were checked using the Gap Acceptance Method.
Construction plans were designed for approximately 2,366 feet of new roads within the subdivision and for the two subdivision entrances intersecting with Route 75.
Construction points were calculated and staked for the new roads, and corner points for all sixteen lots were set. The final plat was recorded with Stephenson County.
The job was completed in 1999, and today Silver Springs is a thriving subdivision.
